C. DESIGN & ENGINEERING SERVICES

  1. Facility Layout & Drawings
    Based on the program of demands from the logistic concept and the jointly completed questionnaire, the first step is to design a lay-out that does justice to the service level (storage, cross docking, order picking etc), temperature ranges, wishes for future expansion and modifications, safety and security, and local regulations. The requirements for offices, social rooms, maintenance and infrastructure will be included as well.
    Obviously, all this is geared towards the rack systems, lift trucks and their turning circles and other internal transport material. Besides the lay-out, the client will also receive a 2 or 3-dimensional drawing and a calculation of the dimensions.

  2. Refrigeration System Design
    When basic agreement has been reached about lay-out and, more specifically, the underlying starting points, the refrigeration system can be designed. This means,large-scale industrial refrigeration to which high standards apply, especially if a blast freezing unit is planned as well.
    Expertise and experience are absolutely indispensable for the design of a safe and cost effective system. After the client, together with the specialists, has drawn up a list of demands, the engineer will start.
    There are no “standard” refrigeration systems; each time, the new ideal combination of equipment/suppliers needs to be found in order to design the best system. Important elements are: type of compressor, condensers, expansion valve, evaporators and …. type of refrigerant.
    The consultant will also provide information regarding energy consumption of the installation and will discuss the possibilities of remote computerized installation control by the supplier.

  3. Site Selection & Location Inspection
    Somewhere in this phase, a decision needs to be made about the location. In the logistic concept, the type of operation is described, primarily based on location.
    Sometimes choices can be made that also take into account the service area, transport routes, supply of utilities, availability of qualified personnel and, last but not least the selling or lease price.
    Experts can assist in the property acquisition process. When the location has been determined, they can advise on how it can be used in the most economical way, where to begin with phase 1, etc. Naturally, the quality of the land needs to be analyzed and the necessary permits need to be acquired.

  4. Architecture & Engineering
    Designing a cold store, refrigerated warehouse, distribution center or processing plant is work for real specialists. It takes a multi-disciplinary approach to development that considers the building as a whole.
    This means that all architects and engineers involved should have influence on important building elements. Insulation of the floor, roof and walls, energy consumption and fire protection are big issues. Mechanical options will affect architectural decisions and vice versa and the steel construction will partly depend on the dimensions.
    The architects work closely together with the Civil, Structural, Electrical, Mechanical, and Refrigeration Engineers to guarantee the client a functional, cost effective solution for the short and long term.

  5. Design & Cost Estimation
    After a number of meetings and necessary adjustments, the provisional design has been determined and will form the basis for a rough estimate of the costs. This includes: soil- and ground investigations, public utilities, civil works, steel structure, insulation panels and doors, refrigeration system, HVAC, fire protection, electrical installation, lift trucks, material handling and racking system, offices and social rooms, infrastructure, ICT etc.
    Based on the provisional design and cost estimate the client can make his final decision.
